About The Project
The Plaza Drive I project in California focused on producing detailed 2D CAD architectural and structural drawings for a 51K square foot (4.7K square meter) shopping mall. This property is part of a complex of four buildings, commissioned by a U.S.-based property management company to support due diligence and future renovation planning for the retail site.
The project served two primary objectives:
1. Due Diligence – our client required floor plans, elevation drawings, and area calculations (BOMA) to verify the actual square footage of the property before finalizing the purchase. This step was crucial to ensure that the client was paying for the correct amount of space. Accurate measurements and documentation helped prevent potential discrepancies, ensuring the financial feasibility of the deal.
2. Re-planning and Profitability Optimization – assuming the purchase would proceed, the client aimed to re-plan and optimize the retail space to maximize profitability. Our task was to create comprehensive architectural and structural plans that would guide the upcoming renovation and help improve the layout to enhance commercial potential.
To achieve these goals, we utilized LIDAR technology to capture the existing structure and convert the point cloud data into detailed CAD drawings, ensuring a precise and reliable representation of the building’s layout. The insights gained from this project provided our client with a clear understanding of the asset’s true value. With the accurate CAD plans and measurements, the client can proceed confidently with the acquisition, knowing that the investment aligns with their strategic goals in the retail sector.
Project Challenges & Deliverables
The project presented several challenges that required the expertise and adaptability of our engineering and CAD teams to ensure precise and timely delivery. The primary challenge was the tight turnaround time. The client needed our area calculations (BOMA), CAD drawings, and elevation plans within the limited timeframe of the property acquisition process. The deal was contingent on these results, as they were critical in determining whether the purchase aligned with the client’s expectations. Our team worked efficiently to ensure that all deliverables were provided on time, supporting the client’s ability to make informed decisions.
Additionally, limited access to certain areas posed difficulties during the scanning process. As the site was an active medical center, not all sections were available for LIDAR scanning. Drawing on our extensive architectural and structural expertise, our team accurately extrapolated the missing data, completing the plans while maintaining full accuracy and detail. Through advanced modeling techniques and efficient project management, we successfully provided the client with detailed CAD drawings, area calculations, floor and elevation plans within the required timeframe, enabling them to proceed confidently with their acquisition and renovation plans.
