About The Project

The Apple Office Building project was commissioned by an Israeli-based construction company to ensure the newly constructed facility aligned with the original architectural and engineering plans. The objective was to compare as-built conditions with the design model, verifying construction accuracy and identifying discrepancies that could affect future operations. Spanning 250K SF (23K square meters), the project required the development of a comprehensive as-built HVAC BIM model that reflected the exact conditions post-construction. This included architectural layouts, HVAC ducts, ceiling vents, supply and return classifications, and all electrical HVAC elements. Deliverables included elaborated LOD 350 BIM model, 3D DWG files, and an accuracy report to support facility management and renovations.

The modeling work was divided into two phases:
1. Modeling the as-built conditions from scratch - we developed a comprehensive LOD 350 as-built BIM model that accurately incorporates architectural layouts and HVAC systems to capture all existing conditions accurately.
2. HVAC system detailed comparison – As-Built vs. Design
- after completing the as-built model, we conducted an in-depth comparison of the HVAC system against the design plans provided by the client. 

Each HVAC element was evaluated and classified based on its alignment and accuracy relative to the design, according to the described worksets in the legend. This detailed classification provided the property management team with clear insights into discrepancies within the HVAC system, ensuring that deviations from the original design were identified and addressed, supporting accurate facility management and ongoing maintenance.

Project Challenges & Deliverables

The Apple office building project required advanced problem-solving to develop an accurate as-built HVAC BIM model, demanding the expertise of our engineering team to ensure system precision and continuity. A major challenge was the concealed vertical HVAC ducts, hidden within walls across much of the building, making it difficult to trace the full supply and return paths. Using our extensive MEP experience, our team analyzed visible infrastructure, extrapolating duct paths to reconstruct vertical trays and ensure a fully continuous HVAC system.

The reflective above-drop-ceiling scans created further complications, with existing metal systems distorting LIDAR results. Our team applied advanced filtering techniques to remove noise and rebuild fragmented data into a coherent point cloud, forming a solid foundation for accurate modeling. Non-continuous HVAC systems caused by restricted access to certain areas also posed difficulties. Our engineers analyzed available layouts and referenced industry standards to complete missing components, creating a fully connected and operational system. Through expert modeling and innovative problem-solving, we delivered a precise as-built HVAC model, ensuring Apple’s facility management team has a reliable foundation for future maintenance and long-term performance optimization.
