About The Project
The Red Bug Lake Road project in Florida focused on producing 2D CAD floor plans and area calculations (BOMA), for a 13K square foot (1,207 square meter) medical center. Commissioned by a U.S. based property management company, this project aimed to support due diligence and future renovation planning for the property. Our client’s primary goal was to conduct due diligence to verify the square footage of the medical center before proceeding with the purchase. This process ensured that the client was paying for the correct amount of space, reducing the risk of discrepancies in the transaction.
Additionally, the client sought to re-plan and optimize the property layout to maximize profitability post-acquisition. With renovation plans in mind, we were tasked with creating detailed architectural and structural CAD drawings to facilitate this process. To achieve these goals, we relied on LIDAR scan data provided by the client. Our team converted the point cloud data into detailed CAD drawings, ensuring an accurate and reliable representation of the building’s layout. The insights gained from this project provided the client with a clear understanding of the asset’s true value. With the accurate CAD plans and measurements we delivered, the client proceeded confidently with the acquisition, knowing that the investment aligned with their strategic goals in the real estate sector.
Project Challenges & Deliverables
The Red Bug Lake Road project posed several challenges that required the expertise and adaptability of our CAD and engineering teams to ensure accurate and timely delivery. A key challenge was the tight turnaround time. The client’s property acquisition process depended heavily on our area calculation results, which were crucial in verifying the true square footage of the medical center. The deal’s progression was contingent on receiving these results, prompting our teams to work quickly and efficiently to deliver floor plans, elevation plans, and area calculations within the required timeframe.
Another challenge stemmed from limited access to parts of the building during the scanning process. As the site remained an active medical center, several areas, including tenant spaces, were not accessible for LIDAR scanning. Drawing on our extensive architectural and structural expertise, our team accurately extrapolated the missing data and completed the architectural and structural plans based on existing information and professional insights. Despite these obstacles, we successfully delivered comprehensive CAD documentation, including floor plans, elevation drawings, and precise area calculations. This allowed the client to confidently proceed with their acquisition and renovation plans, ensuring the investment aligned with their strategic goals.
