About The Project

The Holiday Plaza III project in California involved producing detailed 2D CAD architectural and structural drawings for a 50K square foot (4.6K square meter) shopping mall. Commissioned by a U.S.-based property management company, this project aimed to support due diligence and future renovation planning for the retail property. The primary objective was due diligence – the client required precise area calculations, floor plans, and elevation drawings to verify the square footage of the shopping mall before finalizing the purchase. Ensuring the correct square footage allowed the client to avoid potential financial discrepancies and make informed decisions regarding the acquisition.

A secondary goal was re-planning the retail space to maximize profitability post-purchase. The project involved detailed architectural and structural planning for future renovations and reorganization of the individual stores within the mall. This process extended to analyzing tenant layouts, calculating square footage per store, and identifying opportunities for optimizing rental income and lease restructuring. To achieve these objectives, we utilized LIDAR technology to capture the building’s current layout and convert the point cloud data into highly accurate CAD drawings, including floor plans, elevation plans, and area calculations. This comprehensive documentation provided a precise and reliable representation of the mall, supporting both the acquisition process and future development strategies.

The deliverables from this project gave our client the clarity and confidence needed to proceed with the acquisition, ensuring that the investment aligned with their strategic real estate goals and allowed them to maximize the commercial potential of the property.

Project Challenges & Deliverables

The Holiday Plaza III project presented a range of challenges that required the expertise and adaptability of our engineering and CAD teams to ensure accurate and timely delivery. A key challenge was the tight turnaround time. The client required area calculations, CAD drawings, and elevation plans within a limited timeframe to support the property acquisition process. The deal hinged on these results, as they were essential for determining the viability of the purchase. Our team worked efficiently, delivering precise documentation to ensure the client could make informed decisions without delay.

Additionally, limited access to stores within the mall posed difficulties during the scanning process. Many stores were closed during LIDAR scans, resulting in gaps in the point-cloud data. Leveraging our extensive architectural and structural experience, we applied in-depth interpolation techniques to reconstruct missing areas. Our team meticulously analyzed adjacent spaces and extrapolated data to ensure the entire building was modeled accurately and consistently, providing a complete and reliable representation of the site. Through a combination of advanced CAD modeling, efficient project management, and innovative problem-solving, we successfully delivered detailed architectural and structural plans that enabled the client to move forward confidently with their acquisition and renovation plans.
