About The Project

The Holiday City Plaza II project in Florida involved producing detailed 2D CAD architectural and structural drawings for a shopping mall spanning 45K square feet (4.2K square meters). Commissioned by a U.S.-based property management company, the project was designed to support due diligence and renovation planning for the retail property. The primary objective was due diligence – ensuring the client was paying for the correct square footage before finalizing the property purchase. By verifying the actual area calculations (BOMA) and producing accurate floor plans and elevation drawings, the client aimed to prevent potential discrepancies and ensure the deal aligned with their investment goals.

A secondary objective focused on re-planning and optimizing the retail space to maximize profitability. This process required us to create detailed architectural and structural CAD plans, extending down to the level of individual tenants. The re-planning ensured the client had precise data on store layouts, tenant square footage, and opportunities for lease adjustments or rent restructuring. To accomplish this, we utilized LIDAR technology to capture the existing structure, converting the point cloud data into comprehensive CAD deliverables that included floor plans, elevation plans, and area calculations. This ensured a precise and reliable representation of the mall's layout.

The CAD deliverables provided our client with valuable insights into the property’s condition and potential, allowing them to proceed with confidence, knowing the investment was grounded in verified data and supported by detailed plans for future redevelopment and retail expansion.

Project Challenges & Deliverables

The Holiday City Plaza II project presented several challenges that required the expertise and adaptability of our engineering and CAD teams to ensure precise and timely delivery. A primary challenge was the tight turnaround time, as the client’s acquisition process hinged on receiving our area calculations, floor plans, and elevation drawings promptly. The deal could not proceed without these measurements, making our deliverables essential to the client’s decision-making process. Our team worked efficiently to ensure that all required CAD documentation was completed and submitted within the limited timeframe, supporting the client’s ability to make informed and confident decisions.

Additionally, restricted access to several parts of the mall created difficulties during the scanning process. Many stores were either closed or under renovation, resulting in missing scan data for key areas. Leveraging our extensive architectural and structural experience, we accurately extrapolated the missing data and completed detailed CAD plans, ensuring that no gaps remained in the final deliverables. Through advanced point cloud analysis and meticulous CAD drafting, we provided the client with comprehensive as-built drawings and area calculations, supporting both the acquisition and future re-planning of the retail space.
