About The Project

The Dot Com Ct project in Florida involved producing detailed 2D CAD architectural and structural drawings for a large-scale industrial complex spanning 210K square feet (19.5K square meters). Commissioned by a U.S.-based property management company, the project aimed to support due diligence and future renovation planning for the industrial site. The primary objective was to conduct due diligence to ensure the client was paying for the correct square footage prior to the purchase.

This verification process was essential to confirm the accuracy of the BOMA (Building Owners and Managers Association) area calculations, providing the client with a clear understanding of the property's rentable area and preventing discrepancies that could affect the acquisition process. A secondary goal focused on re-planning the industrial tenant areas to maximize profitability. The client sought to reorganize the property’s layout and optimize space distribution for over 15 different tenants across three large industrial buildings within the site.

As part of the deliverables, we conducted detailed BOMA area calculations, which adhered to the official U.S. standard for measuring commercial and industrial spaces. The BOMA calculations involved differentiating between:
1. Gross Building Area (GBA) – total floor area of the building, measured to the outer surface of exterior walls.
2. Rentable Area (RA) – space available for lease, including common areas allocated proportionally to tenants.
3. Usable Area (UA) – space exclusively occupied by tenants, excluding shared common areas.
4. Office and warehouse Space Divisions – clear separation between administrative areas and warehouse facilities to support accurate tenant leasing.

By utilizing LIDAR scans, our team converted the point cloud data into highly detailed floor plans, area calculations, and CAD drawings. This ensured a highly accurate, as-built representation of the facility, laying the groundwork for both industrial property acquisition and tenant space optimization. The precision and clarity of the CAD deliverables allowed our client to proceed confidently, ensuring the investment aligned with their strategic goals in the industrial real estate sector.

Project Challenges & Deliverables

The Dot Com industrial Center project presented substantial challenges due to its large scale, industrial complexity, and the diverse nature of tenants and structures within the site. These factors, combined with the need for highly accurate area calculations in line with BOMA standards, made this project particularly demanding.

A key challenge was the detailed calculation of over 15 different tenant areas, each requiring individualized measurements to ensure precise leasing agreements and maximize rental yield for our client. This included the calculation of building footprints, drip line measurements, canopy coverage, and the division between office and warehouse spaces. The complexity stemmed from the necessity to maximize leasable square footage while preventing discrepancies in space allocation. The variations between shared and exclusive areas required a deep understanding of BOMA-compliant measurements to avoid miscalculations that could affect future lease negotiations or renovation plans. The tight project timeline further heightened the complexity. The client’s acquisition process depended on our ability to deliver fast, accurate area calculations that were critical in determining the financial feasibility of the deal. Any delays could have jeopardized the transaction.
