About The Project
Spanning 750K square feet, this extensive BIM modeling project is part of a larger initiative covering 1.6 million square feet across three separate buildings for one of Israel’s leading banking institutions. Commissioned by an Israeli-based surveying company, our role focused on providing comprehensive BIM modeling services for the bank’s office building. The project required delivering LOD 350 models covering architectural, structural, and MEP elements for both the interior and exterior spaces.
The project was divided into three major phases:
As-built modeling of existing conditions – following the completion of the building’s structural framework, we created a highly detailed as-built BIM model of the outer shell. This foundational model served as a critical reference for the subsequent construction stages.
Comprehensive interior and exterior modeling, upon finalizing construction, we produced a full as-built BIM model that incorporated all architectural, structural, and MEP components.
Aligning as-built and design models – One of the project’s key deliverables involved meticulously matching our as-built model to the original design plans. We categorized all architectural and structural elements into dedicated worksets, clearly outlining discrepancies between the design intent and the finished construction. Each workset highlighted variations, enabling the client to visualize differences between the planned and actual building conditions with precision.
To ensure the highest level of accuracy, we utilized point cloud data derived from advanced surveying technologies. This data formed the foundation for our BIM modeling process, allowing us to capture every architectural and structural element in meticulous detail. This project reflects the critical role of accurate BIM modeling in the construction sector, providing the client with a reliable digital representation of the facility to support future renovations and ongoing facility management. Project Challenges & Deliverables
The bank office building project required navigating the complexities of modeling a large-scale, uniquely designed structure with precision. With 750K square feet to cover, ensuring that the as-built model accurately reflected the final construction was a demanding task.
One of the greatest challenges lay in measuring and verifying each architectural and structural element to detect variations between the design and as-built conditions. This meticulous process relied on point cloud data, enabling us to produce a detailed LOD 350 BIM model that captured the building’s exact state upon completion. In addition to the BIM model, we delivered comprehensive 3D DWG files, providing the client with valuable resources for ongoing facility management and future renovations.
The combination of advanced technology and rigorous quality control ensured that our final deliverables not only documented the project’s complexities but also supported the client in maintaining the integrity of this significant financial facility.
