About The Project
A large US-based scanning company approached Point-Sol to create a comprehensive BIM model for a multi-family building, spanning 100,000 square feet, that was being prepared for complete renovation. The client’s goal was to optimize the apartments' layout to maximize profit, requiring a highly detailed and accurate model that would encompass every aspect of the building.
To meet the client’s needs, we utilized our advanced point cloud modeling technology, based on LIDAR scanning measurements. We provided a highly detailed BIM model that included all architectural, structural, MEP (mechanical, electrical, plumbing) systems, fire protection systems, and full exterior modeling. Every element, from electrical components to structural elements, fire protection infrastructure, and exterior details, was modeled with extreme precision to ensure the highest level of accuracy and reliability for the renovation and apartment reorganization.
Project Challenges & Deliverables
The project presented a number of challenges that required meticulous planning and advanced technical solutions. With only 20 business days allocated for completion, the tight timeline demanded exceptional efficiency and focus to meet the client’s expectations. Additionally, each floor of the multi-family building was provided as a separate scan, requiring precise alignment and integration to create a cohesive and consistent model. Furthermore, the scans were delivered without color, which meant we had to rely heavily on our expertise in point cloud modeling to identify and accurately capture every critical detail.
Despite these challenges, we successfully delivered a set of comprehensive outputs tailored to the client’s needs, including a detailed BIM model at LOD 350, an SKP model, 2D floor plans, and reflected ceiling plans. These deliverables equipped the client with the tools needed to make strategic, informed decisions and maximize the building’s profitability.
